Private Equity Group Penta and SYNER Group Opening the First Part of Administrative Center Digital Park

A new business center will be ceremonially opened at the premises of Digital Park at Einsteinova Street in Bratislava today, on Thursday 25 January 2007 at 6.00 p.m. Presentation of the Digital Park project as well as other intentions of the private equity group Penta in the real estate area will be a part of the reception.

Ceremonial cutting of ribbon of the new business premises will be held with the presence of the Bratislava City Mayor Andrej Ďurkovský, the partner of Penta Investments Jozef Oravkin, and the representative of SYNER Group Igor Horník.

"Due to its unique strategic location, representative design and extraordinary architectonic concept, Digital Park meets preconditions to become the most significant and the most impressive administrative park in Slovakia," Jozef Oravkin said.

How does Digital Park emerge?

The private equity group Penta and the building and development group SYNER Group from Liberec created a strategic partnership in May 2005 in order to create a new administrative center in Bratislava under the name Digital Park. The first part of the project was implemented subject to total investments exceeding 16 million EUR, whereby 9,600 m2 of office premises and 2,100 m2 retail premises have been created. Digital Park was approbated in September 2006 and 100% of the premises are already leased. The first stage of the project will follow with further construction of Digital Park II, which will begin in summer 2007.

Penta in Real Estate

The new division Penta Real Estate aimed at the use of increasing potential of the real estate sector in Slovakia, Czech Republic as well as in the surrounding countries was created in March 2005. In the next period Penta intends to invest in building office premises, above-standard accommodation, logistics warehouses, and business premises. Penta joined the market in May 2005 by a 50% acquisition of shares in the Digital Park project. At present, Penta is implementing five projects in various segments and locations. In the next four years Penta intends to invest in the real estate the amount of approximately 10 billion SKK. The development itself should correspond to 20 % of the total volume of assets of Penta Investments in the given horizon. Penta focuses its interest in medium-sized and big projects with minimum amount of equity 10 million EUR.

SYNER, s.r.o.

The construction of the business and administrative center Digital Park appeared for the Liberec company SYNER, s.r.o. to be one of the most important projects in the recent two years. It was the first big foreign order; moreover, SYNER was implementing this project together with the Slovak partner in the position of a developer. The construction of the first building, which is being ceremonially opened today, was procured by SYNER Slovakia, an organizational branch of the parent company operating in Slovakia.

Due to this experience, in November last year we have commenced a housing development in the amount of more than one and a half billion crowns in another foreign location, in Nižnij Novgorod in Russia, which in terms of development is being procured by SYNER NN.
