Penta Real Estate successfully completed the sale of Bory Mall; its new owner is the ZFP Real Estate Fund

With the successful completion of the sale of the Bory Mall shopping and entertainment center, we have reached another important milestone in our activities on the Slovak market. The transaction was approved by the Antimonopoly Office of the Slovak Republic, thus concluding a process that lasted for more than a year. The center’s new owner is the ZFP Real Estate Fund managed by the Czech investment company ZFP Investments. On the buyer’s side, the process was coordinated by the Slovak investment company IAD Investments.

The sale of Bory Mall is a significant milestone for us. We decided to sell this asset in order to strengthen our international expansion. Bory Mall is a well-performing, stabilized center with high occupancy rate, therefore it was essential to find a partner who would embrace our plans for the broader area and ensure continuity in management,” said Michal Rehák, Managing Director of Penta Real Estate.

We launched the sale through a tender that ran throughout last year. By the end of 2024, the final partner had emerged and, over the course of this year, we finalized the transaction details. The buyer completed full legal, technical, and tax due diligence.

Our ambition was to continue providing property management after the sale through Bory Mall Management, which is part of Penta Real Estate,” noted Michal Rehák, adding that a key criterion in choosing the buyer was the new owner’s commitment to respect the planned development immediately adjacent to the shopping center, including the upcoming Bory Bývanie project, which will be created by converting the area currently used as a parking lot.

The Bory zone is strategic for us, therefore, we needed a partner who would view the deal in the context of the area’s long-term development, not as a stand-alone transaction. We found that partner in the ZFP Real Estate Fund, managed by ZFP Investments, and we reached consensus on all key parameters,” Rehák added.

The new owner values not only the center itself, but also its importance for the wider area.

We see both the location and the center as an important hub connecting several parts of Bratislava and the metropolitan area towards Záhorie. The presented development plan for the zone and the site’s location were key factors in our decision to acquire the center for our portfolio,” adds Róbert Pružinský, Chairman of the Board of ZFP Investments.

Bory Mall is one of the most significant retail projects in Bratislava. It is located in a new, dynamic part of the city between Devínska Nová Ves and Lamač. A fully fledged urban district is gradually taking shape here, with a complete range of amenities—from the most modern hospital in Slovakia to an attractive residential zone.

Covering more than 54,000 sq. meters, Bory Mall offers approximately 200 shops, restaurants, and cafés, complemented by services and leisure activities. More than 2,400 parking spaces are available. The center’s occupancy rate stands at 97 percent and its visitor traffic continues to grow. In both scale and importance, this transaction ranks among the largest real estate deals carried out in Slovakia to date.
