Johnson & Johnson is Penta‘s largest tenant in the Czech Republic

The Penta investment group concluded a lease agreement with Johnson & Johnson for almost 16,000 m2 of floor space in the Mechanica office complex. Construction of the two buildings began this spring in the new city district of Waltrovka in Prague’s Jinonice, with completion expected at the end of 2017.

The fact that it has decided to give the Waltrovka project the green light, where it has leased an entire building of the Mechanica complex, is interesting for us not just in commercial terms. Unlike the dynamic shapes of the neighbouring Aviatica development, the modern Mechanica complex retains the industrial appearance of the factory‘s original buildings. This look is emphasised by the heritage-listed Walter building, which is also part of the Mechanica complex. The office complex enjoys an ideal position within the newly developing suburb. It will have access to the vestibule of the Jinonice metro station via a footbridge, with a green park starting right by it, which separates it from the residential zone.

Even though there are still several months to go before the start of construction, more than 50% of the Mechanica office complex’s premises are leased, with Penta currently in negotiations with other potential tenants. As such, it is very likely that this will be a repeat of the commercial success of the Aviatica complex, which was fully leased at the time of its official opening last year in September.
